top floor of this quinta / villa is perfect for guests, either family
& friends or paying tourists. It has the best views of the property,
three bedrooms (2 double and 1 single with second pull out bed),
a good sized shower bathroom, a sizeable office area, a lounge with
fireplace, central heating for the winter (the current owners also
have a portable air conditioning unit for the summer), large storage
cupboard, and the entire floor has its own entrance door, so it
complies with all the appropriate legal requirements if you want
a "Home and Income".
guest lounge area benefits from a large cushioned seating area and
skylight window with blind. The two double bedrooms each have granite
balconies and one has superb river views. The third bedroom overlooks
the family garden and probably the best views in the house. They
are well furnished with solid pine, and big enough to easily put
a cot in each if required. The whole floor has central heating radiators
linked to the main oil fired system (boiler on the ground floor).
The roof uses special glazed tiles to reflect sunlight and thus
keep the floor cool in the summer. The roof is also very well insulated
for heat retention in the winter and the reverse in the summer.
Double glazed wood external doors and windows with insect screens
lounge area is opposite a good sized office area. The bathroom is
also a good size with shower, w.c., bidet, and wash basin, plus
centrally heated with hot and cold running water of course. In addition
there is a very large storage cupboard in the landing at the top
of the stairs, ideal for laundry and cleaning supplies store. The
staircase has a solid wood / part glazed door at the bottom which
can be removed to increase ventilation during the summer and / or
locked to give privacy to give guests privacy. The entire floor
except for the non-slip tiled bathroom and carpeted single bedroom
is terracotta tiled.
top floor lends itself very well to being used for tourist Bed &
Breakfasts; immediate licensing is available (guaranteed). You can
expect to earn in excess of €700 Euros per week, more during
tourism peak seasons, if you would like to earn an income from your

guest or children's floor. Each of the two main bedrooms has large

During the summer you get wonderful cooling river valley breezes.
In the winter you get stunning river (mist, etc.) and distant snow
peaked mountain views (it does not snow where the villa is).
