The
top floor of this quinta / villa is perfect for guests, either family
& friends or paying tourists. It has the best views of the property,
three bedrooms (2 double and 1 twin; the later currently used as
an office, but there is also a study / office on the middle floor),
a good sized shower bathroom, a lounge with wood burning fireplace,
central heating for the winter (the current owners also have an
air conditioning unit for the summer), an area suitable for dining
and even a sink (plumbing and drainage is to hand), large storage
cupboard and its own entrance door, so it complies with all the
appropriate legal requirements if you want a "Home and Income".

The
guest lounge area benefits from a large cushioned seating area and
skylight window with blind. The two double bedrooms each have granite
balconies and the best views in the house. They are well furnished
with solid pine, and big enough to easily put a cot in each if required.
The whole floor has central heating radiators linked to the main
oil fired system (boiler on the ground floor). The roof uses special
glazed tiles to reflect sunlight and thus keep the floor cool in
the summer. The roof is also very well insulated for heat retention
in the winter and the reverse in the summer. Double glazed wood
external doors and windows with insect screens throughout.
The
6th bedroom of the property and 3rd bedroom of the top floor is
currently used as a good sized office. The bathroom is also a good
size with shower, w.c., bidet, and wash basin, plus centrally heated
with hot and cold running water of course. In addition there is
a very large storage cupboard in the landing at the top of the stairs,
ideal for laundry and cleaning supplies store. The staircase has
a solid wood / part glazed door at the bottom which can be removed
to increase ventilation during the summer and / or locked to give
privacy to give guests privacy. The entire floor except for the
non-slip tiled bathroom and carpeted office is terracotta tiled.
The
top floor lends itself very well to being used for tourist Bed &
Breakfasts; immediate licensing is available (guaranteed). You can
expect to earn in excess of €700 Euros per week, more during
tourism peak seasons, if you would like to earn an income from your

us. Alternatively, you can keep the upper floor as is; a private
guest or children's floor. Each of the two main bedrooms has large
built-in clothes hanging cupboards, plus plenty of storage areas.
During the summer you get wonderful cooling river valley breezes.
In the winter you get stunning river (mist, etc.) and distant snow
peaked mountain views (it does not snow where the villa is).
